Tenant Fees

New Assured Shorthold Tenancies (ASTs) Signed on or After 1 June 2019

Please review the following terms and conditions that apply to ASTs signed on or after 1 June 2019.

Holding Deposit (per tenancy): One week's rent

A holding deposit of one week's rent is required to secure a property. Please be aware that this deposit will be retained under the following circumstances:

• If any relevant individual, including guarantors, withdraws from the tenancy.

• In case of failure to pass a Right-to-Rent check.

• For the provision of materially significant false or misleading information.

• If the tenant fails to sign the tenancy agreement (and/or Deed of Guarantee) within 15 calendar days, or other mutually agreed-upon written deadline.

Security Deposit (per tenancy):

Rent under £50,000 per year: A security deposit equivalent to five weeks' rent is collected. This amount covers any damages or defaults on the part of the tenant during the tenancy.

Rent of £50,000 or over per year: For tenancies with an annual rent of £50,000 or more, a security deposit equivalent to six weeks' rent is collected. This deposit also covers damages or defaults during the tenancy.

Unpaid Rent

Interest at a rate of 3% above the Bank of England Base Rate will be applied from the Rent Due Date until any unpaid rent is settled. Please note that this interest will only be charged if the rent remains unpaid for more than 14 days.

Lost Keys (or other Security Devices)

Tenants are responsible for the actual costs associated with replacing lost keys or security devices. If the loss requires changing locks, the tenant will incur charges for locksmith services, new locks, and replacement keys. An additional fee of £15 per hour (including VAT) may apply for the time spent replacing lost keys or security devices.

Variation of Contract (Tenant's Request): £50 (inc. VAT)

Should a tenant request changes to the contract, a fee of £50 (including VAT) per agreed variation will be applied. This fee covers expenses related to obtaining landlord instructions and preparing and executing new legal documents.

Change of Sharer (Tenant's Request): £50 (inc. VAT) per replacement tenant or reasonable costs incurred if higher

A fee of £50 (including VAT) per replacement tenant will be charged for change of sharer requests. This fee accounts for landlord instructions, new tenant referencing, Right-to-Rent checks, deposit registration, and the preparation and execution of new legal documents.

Early Termination (Tenant's Request)

Should a tenant wish to terminate the contract prematurely, they will be responsible for the landlord's costs in re-letting the property, in addition to any outstanding rent due under the tenancy until the start date of the replacement tenancy. These costs will not exceed the maximum amount of outstanding rent on the tenancy.

Company Let

For tenancies under the name of a company, the agreement will not qualify as a Shorthold Assured Tenancy. Company let fees include £540 inc. VAT
