By law, letting agents are required to join a government authorised consumer redress scheme. The purpose of this is to give consumers of the letting agent an escalated complaints procedure if they are unhappy with how their complaint has been dealt with by the agent.

The Property Redress Scheme is independent and impartial and has a rigorous code of practice. The PRS can listen to any complaints and award binding financial compensation with the expense and hassle of having to go through the courts. The team at Merrick Binch are regularly trained on the PRS code of practice to ensure you are getting the very best advice and service at all times.

Most letting agents have very rigid services in place. Our research has found that landlords’ needs can differ massively depending on their experience and size of property portfolio.

We offer the traditional lettings services of ‘Let Only’ and ‘Fully Managed’. However, we can personally tailor these services to your requirements. Just let us know what is important to you, and we will design the level of service to suit you.

Total peace of mind with our Fully Managed Service

Apart from your own home, your investment properties will probably be your largest and most valuable assets. We want them to stay that way. It starts with choosing the right tenants in the first place, but is then consolidated by choosing our Fully Managed service. We will:

  • Collect a security deposit to the equivalent of one month’s rent plus £200.
  • Undertake a detailed and professional inventory. The inventories are done by using a state of the art software system loaded on a tablet that time stamps all photos and text making deposit disputes unlikely at the point of the tenants checking out.
  • Inspect the property after the first 3 months of the tenancy, and then on a quarterly basis thereafter. Copies of the inspection reports will be sent to the landlords.
  • Collect the rent on behalf of the landlord and chase any late payments or arrears.
  • Notify all utility companies and the local authority that your tenants have moved in. We also take the meter readings at the point of moving in, and also when they eventually vacate the property.
  • Hassle free property management. We understand that your time really matters. Therefore we will take care of any maintenance issues that may arise from time to time. We have a team of approved insured tradesmen that can deal with the smallest or largest of maintenance jobs. Of course we will always get your approval of the cost of undertaking a repair before any work is carried out.
  • Free rent guarantee and legal protection. This free policy gives the landlord total peace of mind in the event of the tenant not making their rent payments. If the tenant misses a payment, the rent will continue to be paid until vacant possession is obtained- regardless of when a claim is made during the assured shorthold tenancy agreement. In the event of a claim, at no extra cost, their solicitors can serve the Section 8 and 21 notices. They will cover up to £50,000 total rent payment per claim. Legal Expenses cover is up to £100,000 to gain vacant possession.
